Plymouth Albion beat London Scottish 29-25 thanks to a Steve Johns try nine minutes into injury time.
Albion's James Love and Scottish full-back Dan Mudford traded kicks in the first half as the hosts led 12-9.
The pair continued to land penalties, with Ollie Grove also landing one for the visitors.
Tony Andrews made it 22-15 to Scottish, and Albion scored a penalty try, but a Mudford penalty looked to have won it before Johns' try.
